Dublin City Council has raised design queries about the redevelopment of Boland's Mills, the first large-scale docklands plan to be made under a fast track planning process.

Savilles, acting on behalf of NAMA, had sought permission for a €150 million development on the site as a Strategic Development Zone (SDZ) which would mean the council's decision could not be appealed to An Bord Pleannála.

It would involve three towers 13 to 15 stories high creating enough office space for 2,300 workers and 42 apartments.

But in its decision the Council has asked for a redesign of the residential tower saying the projection of balconies and lack of 'tilt' means it does not fit in with the other towers.

Among a number of requests for further information, the council wants a white/grey finish to the towers instead of the brick rust colour and more information about a pedestrian bridge from Ringsend Road into the development.

Overall, the council says the plan which creates a new city quarter including new streets and waterside plazas fits in with the requirement of the SDZ.

It also includes some original warehouse buildings which are protected structures.
