A new property survey shows rents in Ireland have increased by 4.6% over the 12-month period to April 2006.

The study was carried out by the property website, Daft.ie.

The average rent in Dublin was €1,150, up €75 over the last two years.

Although there has been an increase this year, in the past few months prices have remained stable.

The average rent for a two-bed property is €1,300 in Dublin city centre, €900 in Cork and €700 in Limerick.

But the biggest increase in rent has been in Galway, where prices have risen by 15% over the past two years. 

Despite the increase this year, the survey found rental prices are 8.5% lower than they were in 2002.

The jump in prices reached in 2002 was caused by a lack of supply.

Changes in stamp duty prompted more people to invest in buy-to-let properties and since then more investors have poured into the market.
