The bulk of the new four acre Opera site, which is designed to transform the heart of Limerick city centre, will be mainly given over to office, commercial and education space.

However, it is estimated that there will be upwards of 100 residential spaces, some of which will be located in a new aparthotel.

The design plans for the €170m development have been outlined to Limerick city councillors before the plans go to another public consultation in advance of a detailed planning application to An Bord Pleanála in the autumn.

A new library, which will have digital storytelling walls and multi-sensory aspects along with traditional library functions, will be located in a new three story building on the junction of Rutland Street and Francis Street.

The Revenue Commissioners building, which is currently located on Francis St., will be demolished and the Commissioners will be anchor tenants in a new 14 storey office building on Bank Place facing the Abbey river.

The entire development will be spread across six separate parcels of land, which will house office, retail, education, living and cafe and restaurant spaces along Patrick, Rutland, Francis, Michael, and Ellen streets.

Members of the public are being asked for feedback in advance of the designs going to planning.
