The construction industry has warned that a lack of new housing sites will cause pressure in the market.
There has been a continuing drop in the number of planning permissions granted around the country, but the Construction Industry Federation says the problem is particularly marked in Dublin.
The CIF denies that the fall-off is the result of less demand for housing.
The latest figures show that local authorities around Ireland are granting fewer planning permissions. In Dublin city and county the number has dropped by one third.
The CIF says that within 18 months there will only be 12,000 new homes available in Dublin to face a demand for twice that amount.
Dún Laoghaire-Rathdown and Fingal council areas say there has been a reduction in demand. While Dublin City Council says it has enough development under way to almost finish its supply of land.
The CIF says more high-rise and higher density housing is needed.
