Eviction notices from landlords jump by 41% in Q4 - RTB

The number of eviction notices issued by landlords rose by 41% in the last three months of 2025 compared to the same time a year earlier, according to data from the State's Residential Tenancies Board.

The development comes as property owners have warned new rental rules, which were introduced this month, were forcing some landlords to leave the market.

The RTB received 5,207 eviction notices in the fourth quarter of 2025. It said that 62% of notices were given because the landlord wished to sell the property.

The number of eviction notices also rose on annual basis from 16,546 in 2024 to 20,033 last year - an increase of 21%.

However, there has been a growing trend of large landlords with 100 or more properties entering the market and they now represent 15% of the sector.

As a result, the overall number of tenancies rose by 1.1% to 243,598 between the fourth quarter of last year and the same period in 2024.

"We are in a period of significant change," RTB director Rosemary Steen said.

"While we are seeing a high level of notices of termination, tenancies have increased," she stated.

The new rental rules mean that if a landlord takes new tenants after 1 March this year, they must be given a six-year lease. Some landlords have complained that six years is too long.

The RTB said that an index conducted with the ESRI showed rents for new tenancies grew by 5.4% annually while rents for existing tenancies were up 4.6% in the third quarter of last year.

The average rent for new tenancies was €1,776 in the last three months of last year. The average for existing tenancies was €1,494.

The RTB said the number of eviction notices in the last three months of last year were 3.6% down on the previous quarter.

The organisation said it was engaging with tenants affected by evictions notices in Limerick and Wexford.

Ms Steen said there had been a rise of 26% in dispute applications in the last quarter of last year.
