Rise in number of new build social homes delivered

1,443 new build social homes were delivered between April and June, up 42% on the same time last year.

New figures from the Department of Housing show that 1,804 new build social homes were delivered in the first half of the year, up almost 54% on the first six months of 2024.

This figure is also higher than the first half of 2022, and 2023.

However, Sinn Féin housing spokesperson Eoin Ó Broin said the Government is on course to miss their social and affordable housing targets this year.

"Of the 10,000 new build social homes promised this year just 1,804 have been completed in the six months to June. That's a delivery rate of just 18%," he said.

"While social and affordable housing deliver generally increases in the final quarter of the year, it is very hard to see the Governments own targets being met, given the poor rate of delivery in the first six months.

"This is a direct result of the failure of Government to reform the way in which social and affordable housing is being delivered," he added.

In terms of the social housing pipeline, today's figures show that 26,684 social homes were at various stages of design and construction at the end of June.

"These figures demonstrate that our efforts to accelerate the delivery of social housing, particularly new-build homes are having an impact," said James Browne, Minister for Housing.

"I want homes built at pace and at scale across all types, social affordable, cost rental and private.

"We are now constructing more social housing than at any point since the 1970s, and I am determined to ensure this progress continues," he added.

Today's data also states that 2,312 affordable housing options were delivered through local authorities, the Land Development Agency (LDA), AHBs, the First Home Scheme, and through the Vacant Property Refurbishment Grant in the second quarter of the year. This is up 40% on the same period last year.

224 homes were delivered under the Local Authority Affordable Purchase homes scheme in the three month period, while 554 were delivered through the Cost Rental Housing scheme.

There were 831 approvals under the First Home Scheme, resulting in 368 home purchases. This shared equity scheme helps eligible buyers cover the gap between their deposit, mortgage, and the cost of a new home.

In terms of the Vacant Property Refurbishment Grant, 13,737 applications have been received since it launched in July 2022.

9,979 of these applications were approved, and 2,856 grants had been paid by the end of June.

"In the recent budget, we committed a record housing allocation of over €9bn to drive the continued rollout of key affordability schemes including Affordable Purchase, Cost Rental, and the First Home Scheme," Minister Browne said.

"This investment reflects our ambition to expand access to secure, affordable homes," he added.
