Building work began on 1,653 new homes in September, the highest monthly total so far this year.
When compared to August, there was a 43% rise in the number of commencement notices lodged.
The data from the Department of Housing reveals that 10,193 notices were received between January and September.
On a rolling 12 month basis, from October 2024 to September 2025, 27,210 commencement notices were received.
Of the 1,653 units commenced in September, 41% are scheme dwellings, 34% are apartments, and 25% are for one-off units.
Of all units commenced last month, 23% were in the four Dublin local authorities.
The area with the largest number of commencement notices lodged so far this year was Dublin City, followed by Cork County and Fingal County.
