Home Building Finance Ireland approved loans worth €408m last year, bringing its total approvals to date to €1.66 billion.
The State-backed lender for home builders said it had financed the construction of 8,495 homes since its inception.
That put it almost 1,000 homes ahead of its five year target, which was set out in 2019.
HBFI said the homes it funded were part of 129 developments in 22 different counties.
More than 2,800 of those homes had already been sold, with a further 1,501 contracted for sale at the end of last year.
The lender said it was now in a position to be able to use the returns from its earlier investments to fund new developments.

Last year the Minister for Finance extended the lifespan of HBFI after a review found that funding gaps remained in the property market.
A further review will take place next year.
