A new maternity outpatient hospital is to open at Clerys Quarter in Dublin city centre after a deal to sell Earl Building to the Health Service Executive was agreed.
The new Rotunda Outpatient services building at Clerys Quarter will cater to over 100,000 outpatients a year.
Property company Europa, in partnership with its local partners Core Capital and Oakmount, was behind the deal for the sale of the building to the HSE.
The HSE will transform the 2852 sq/m building, which represents approximately a third of the office space at Clerys Quarter, into a new healthcare facility.
It will be able to cater for more than 100,000 outpatients annually across services, including maternity outpatients, paediatric outpatients, colposcopy, perinatal mental health and allied health, which includes social work, dietetics and physiotherapy.
As well as the new healthcare facility, the building also includes a ground floor retail unit, which is let to Pret A Manger.
The sale forms part of the wider redevelopment of Clerys Quarter, a new mixed-use scheme in Dublin city centre.
Fashion retailer H&M is currently fitting out its 2949 sq/m unit at Clerys for its largest store in the city, while sushi outlet ROLLED has also signed a new lease for a 37 sq/m ground floor unit on Earl Place Market at the development.
The phased opening of Clerys Quarter is expected to start over the coming months, with Pret A Manger due to open in December, followed by a second phase in Spring of next year, including ROLLED and H&M.

James Keast, Director of Asset Management at Europa, said the agreement to sell the Earl Building to HSE on behalf of the Rotunda Hospital is a major development for the wider Clerys Quarter.
