New apartment plan lodged for Glenageary site

Plans have been lodged by Keith Craddock's Redrock Glenageary for a seven storey 140 unit apartment scheme for Glenageary in south Dublin.

The scheme also includes a new neighbourhood centre that will include commercial and retail units, a public plaza, a childcare facility and all associated residential amenity spaces at the junction of Sallynoggin Road and Glenageary Avenue, and Glenageary Roundabout, Glenageary.

In April of last year, An Bord Pleanála refused planning permission for a 147 unit build to rent scheme Strategic Housing Development (SHD) by Red Rock Glenageary Ltd after the proposal encountered strong local opposition.

In a planning report lodged with the new application, planning consultants, Brock McClure state that at the outset, it was the applicant’s full intention to address the reasons for refusal.

They state that "careful attention has been given to the protection of the existing levels of amenity afforded to the surrounding properties".

The consultants state that the applicant has a newly appointed design team which has provided a fresh outlook on the site constraints and opportunities in the design of the proposed scheme.

The consultants state that "the proposed scheme with its active frontage at ground floor level and the proposed architectural features of an arch create a welcoming pedestrian passageway from the roundabout through an active internal public plaza".

The scheme proposes a total of seven commercial units are proposed at ground floor level to include two restaurants, retail units to include clothing, florist, retail pharmacy and hairdresser units.

On the height of the scheme, Brock McClure state that the scheme responds to its context through the provision of a gradual increase in height from four to seven storeys "with a stepped approach to create a variety and visual interest and to comply with the cumulative heights strategy".

The planning report further states that the vision for the project scheme "is to create a unique sense of place with a strong community identity characterised by the public plaza will act as a prominent focal point set within the area".

The consultants state that the increased height will provide a focal point at Glenageary Roundabout with the proposed height, scale and massing appropriate to the characteristics of the existing topography and surroundings on the suburban vacant site.

A decision is due on the application in July.
