Cairn Homes has lodged a fresh application to Dublin City Council for the development of the former RTÉ lands in Donnybrook.

The mixed-use scheme includes 688 apartments, 15 "age-friendly" living units, a childcare facility, two residential amenity areas and a 192-bedroom hotel.

The application is being made under the new Large-Scale Residential Development planning process – Cairn Homes' first use of the system.

"This is a unique location where we believe Cairn’s design-led approach will allow us to deliver much needed apartments in an area of high employment and demand," said Michael Stanley, CEO of Cairn Homes.

"We anticipate that there will be strong interest from a range of purchasers and renters, given the location with excellent public transport links and its proximity to Dublin city centre."

The submission follows the quashing by the High Court in March of last year of permission for plans for 614 residential units on the site.

Three residents from nearby Ailesbury Road took legal action to challenge An Bord Pleanála's fast-track permission for the development.

The planning board consented to the quashing of the planning permission order.

Cairn said the submission of the new application for permission followed a lengthy and thorough design and pre-planning process "where Cairn worked closely with the local authority and other key stakeholders."

The revised scheme will include a combination of owner occupier and new rental homes.

It will also include a restaurant and café in the protected Mount Errol House.

An artisan food shop will be included in nearby stable buildings which are to be refurbished.
