The Hive office block in Dublin's Sandyford has been put on the market with a guide price of €34.4m.

Agents HWBC said the 70,000 square foot office building over four floors in Sandyford, which was formerly known as Ballymoss House, is now for sale.

Refurbishment of the building was completed in 2019, creating a LEED Gold/BER A3 standard building of the very highest environmental standards.

The refurbishment project ensured that the embedded carbon in the existing structure was preserved.

The HIVE is located just 500m from the Sandyford LUAS station and also has easy access to the M50.

Cubic Telecom agreed a long-term lease for 30,000 square feet earlier this month, while a further 10,000 square feet has been let to NTR as their new headquarters.

Additional space is under offer to an as yet unnamed headquarters requirement.

Iain Sayer of HWBC said that investors are increasingly targeting assets that meet the very highest environmental standards, the benefits of this are clear when looking at the excellent tenants that have chosen to locate at The Hive.

"When the ESG qualities are combined with the quality of the income and attractive running yield we expect The Hive to appeal to a wide range of investors looking for quality in the current market environment," Mr Sayer said.
