Office space for up to 30,000 people is set to be completed in the capital this year, according to property advisory firm Savills - with three quarters of it already prelet.

The company also said that 50% of the 200,000 sq m of office space due for completion next year has been prelet.

The figures fly in the face of arguments that there will be less need or demand for offices in the future as more people continue the work from home trend.

"As we enter the reopening phase of the economy, we expect to see a continued rise in demand for space, especially new environmentally friendly buildings, as occupiers start to return to the office and formulate long-term occupational strategies," said Seán Ryan McCaffrey, Associate Director at Savills Ireland.

In total Savills expects 33 new buildings to be finished in Dublin in 2021, delivering a 35% increase in space compared to last year.

77% of that space has already been pre-let.

53% of what was delivered in 2020 has now also either been prelet or agreed to occupiers, Savills said, despite that figure falling to 35% last year because of pandemic induced uncertainty.

The company expects the occupancy of buildings completed last year to rise soon as negotiations are completed.

The firm said the trend was similar across Europe with stiff competition being experienced for new space.
