Residential property price inflation eased to 0.3% in the year to May, continuing a gradual slowdown over the last year, new figures from the Central Statistics Office show today.

Today's CSO figures captured the end of the Covid-19 lockdown.

The CSO said the May figure compares with an increase of 0.7% in April and growth of 2.6% the same time last year. Home prices fell by 0.1% on a monthly basis for the second month in a row, it added.

Dublin house prices increased by 0.2%, while the price of apartments grew by 0.9% in May. 

The highest house price growth in Dublin was reported in Fingal at 2.2%, while South Dublin saw a decline of 1.3%. 

Meanwhile, residential property prices in the rest of the country rose by 0.7% in the year to May, with house prices up by 1% and apartments down by 1.5%. 

The region with the sharpest rise in house prices was the South-West with growth of 4.3%, while at the other end of the scale, the South-East of the country posted a 0.8% decline.

The CSO noted today that property prices nationally have increased by 82.7% from their trough in early 2013.

Dublin residential property prices have risen 92.1% from their February 2012 low, while property prices in the rest of the country are 81.6% higher than their trough in May 2013.

Households paid a mean price of €296,043 for a home in the 12 months to May 2020, the CSO noted.



Today's figures show the average price of a home in Dublin was the highest in the country at €438,713.

Dún Laoghaire-Rathdown had the highest average price in the Dublin region at €597,447, while South Dublin had the lowest at €362,751. 

Outside of Dublin, the Mid-East was the most expensive region, with an average price of €305,273. Wicklow was the most expensive county in the Mid-East region, with average prices of €367,344. 

The Border region was the least expensive region in May, with a mean price of €145,552. Leitrim - in the Border region - was the least expensive county, with an average price of €117,731.
