The Marker Hotel in Dublin has been put up for sale with a guide price of €125m.
The hotel, on Grand Canal Dock in Dublin 2, is adjacent to the Bord Gais Energy Theatre and Facebook's headquarters.
This area has become one of the centre points of Dublin's new office and residential developments and a global destination for many national and international tech and corporate occupiers including Google, AirBnB and Salesforce.
The Marker has 187 bedrooms, a ground floor brasserie and bar, spa facilities as well as the Marker Rooftop bar and terrace and conference and banqueting facilities.
The property also has full planning permission to add an additional three floors which will provide for a new rooftop bar and brasserie that will trade all year round and an additional 60 bedrooms.
CBRE Hotels is handling the sales process.
Paul Collins, Head of Hotel Investment Properties UK and Ireland at CBRE Hotels, said that since its opening in 2013, the Marker Hotel has established itself as a true landmark in the city.
"The very valuable planning permission to increase the bedroom count to 247 keys will further improve the already strong trading performance of the hotel," he added.
