A new report says Dublin's main retail streets are almost fully occupied despite continuing tough economic conditions.

Property consultant Savills Ireland says occupancy levels on Grafton Street and Henry Street are at 98.1% and 99.4% respectively.

The consultants say new retailers are taking advantage of attractive rental levels and were also attracted by the number of high-earning IT jobs in companies such as Google and Facebook, both located in prime city locations.

Savills head of research Joan Henry said there was 'consistent demand' from new occupiers who wanted a presence in prime Dublin locations. 'A number of new retailers have opened on these streets in the past 12 months, including Pandora, Sketchers, Disney Store and Forever 21,' she said.

She said the demand meant that rents on the two streets had stabilised in recent months, while the gap between the two has narrowed. At the peak of the market, top Grafton Street rents were 30% higher than those in Henry Street.
