Average national house prices fell by 0.5% in November according to the latest edition of the Permanent TSB/ESRI House Price Index.
This follows reductions of 0.8% in October and 1.1% in September.
So far this year - through November - average national prices have fallen by 8.3%, compared with a drop of 7.8% in the year up to October.
Measuring the rate of growth in the 12 months (year on year) to November, average national prices were down by 9.6%. This compares to a decline of 5.9% recorded in the 12 months to November last year.
The average price paid for a house nationally in November 2008 was €264,026. This compares to €287,887 in December 2007.
Permanent TSB notes that reduced interest rates are positive for existing customers, but there are no signs that buyers are coming back to the market yet.
Dublin house prices fell by 0.8% in November while houses outside Dublin decreased by 0.1%. In October the relative price changes were -2.6% and -1.4%.
The average price paid for a house in Dublin and outside Dublin in November 2008 was €358,631 and €225,511 respectively. The equivalent prices in December 2007 were €397,507 and €249,359.
House prices in the commuter counties around Dublin - Louth, Meath, Kildare and Wicklow - fell by 2.4% in November 2008.
Prices for three-bedroom semi-detached houses reduced by 2.6% in November 2008, compared with a reduction of 0.2% in October. Year to date prices fell by 8.1%.
