COUNTY CHALLENGE - LIZ'S ADVICE
Liz is here with our viewer Mary O'Shea; a 50 year old divorcee who has had her house up for sale for the last few months and wants to move to a nice 2 bedroom apartment.
What is the challenge? Ideally Mary wants low maintenance living and that would be in the form of a two bed-roomed apartment, something that she can lock up easily and get away as she loves to travel. And travel she is intending to do as she recently bought a 1 bed apartment in Cabanas in the Algarve (off plans) for €181k in July '07. Not only that, Mary is off on a two month trip that will take her around the southern hemisphere ending up in South Africa for Christmas...so, really there's no stopping this lady!
Has she any other requirements? Ideally she would love to be within striking distance of Croke Park as she attends all the Dubs games as well as loving to watch the world go by in the forms of people, double decker buses and the actions of everyday life going on around her!
What's her current housing situation?
Her home is currently on the market with an asking price of €635k and there's an offer of €610k but this is subject to the other party selling their own home. Mary is reluctant to go 'sale agreed' and commit herself to a sale which could end up taking a long time to close, so she's holding out for another punter in the hope that she can close more quickly.
What are her options? Mary has already been out viewing and has seen four new apartment blocks, two of which she likes, but she won't put any booking deposit down until her own property is sold which will hopefully be fairly soon.
Does Liz have any particular advice for Mary? The most interesting part of their conversation came when Mary told Liz that she was only viewing new properties because she does not want to pay any stamp duty.
However, Liz was surprised by this and informed her that since she became divorced and with the new stamp duty reforms, all divorcees now are seen as first time buyers.to which she was delighted as she can now view second hand properties with no stamp duty to be paid! Talk about being now spoilt for choice!
What areas in Dublin would she love to live in?
Fairview, East Wall, Clontarf, Sutton and Howth. Ideally higher up than the ground floor - however she will compromise on the ground floor issue if there's a chance that she'll get a view of the sea!
What is her budget? €450k.
