Room to Improve

Marcus and Margaret are about to extend a two-bed cottage in Dundrum and share it with Marcus's beloved Aunt May.

The cottage was originally owned by Marcus's grandfather who reared May after her parents died when she was very young. In his will, Marcus's grandfather left provision for May to remain in the house for the rest of her life. The house would then pass to Marcus.

Now Marcus, Margaret and May have agreed to extend the house and live there together with baby Ahna, 5 months and two-year-old Sean.

When Dermot first meets his clients Marcus is working as an IT manager in Ranelagh and Margaret - a treasury manager - is on maternity leave. To secure the ¤190,000 needed for the build the couple have worked very hard.

This is a build with enormous emotional significance to the whole family. The cottage has been home to three generations and Marcus - who admits he's the most sentimental member of his clan, already speaks of the day when his and Margaret's children will inherit the place themselves.

As Dermot knows only too well - there's a lot of work to be done. The couple want to add another three bedrooms to the cottage. May is to have her own bedroom, bathroom and living area and the house will need another bathroom, and a communal kitchen/living/dining area. Marcus is a table tennis fanatic but even he has to admit that requesting an outdoor table tennis room on top of everything else might be pushing it!

It's a tricky design, made more complex by Marcus and Margaret's insistence that May's bedroom remains the same size and in exactly the same location as it is, making a full width extension across the back of the cottage impossible.

Not only does Dermot have a challenging, complex design on his hands, he has to do justice to a home of huge emotional importance to his new clients and their extended family.

Dermot designs a double storey extension at the back with three bedrooms and a bathroom upstairs. Downstairs, as well as May's own bathroom, bedroom and living room, he creates a large kitchen/dining/living room all within budget. And even though the table tennis room in the back garden will cost extra the decision is made to put everything in for planning. Three months later planning permission is granted for the table tennis room and nothing else!

The design must now be redesigned and Dermot has to somehow manage to give the family the space they need but in a different form. By the time the plans get re-submitted the pressure is on. Marcus and Margaret really want to be in their new home before winter sets in and that means the build will have to be completed in just 15 weeks: an intricate and fascinating build combined with an incredibly heart-warming story.
