The latest survey of rents has found they have risen by 6.4% in Dublin in the past year.
The study was undertaken by the Economic and Social Research Institute and the Private Residential Tenancies Board.
It is based on actual rents paid as distinct from asking prices by landlords.
Rents in the capital have been rising over the past year for both apartments and houses.
On an annual basis, rents outside the capital were down 0.2%.
But recent evidence shows the drop may have stopped in recent months.
The confirmation of the price rise in the capital comes amid concerns of a shortage of adequate accommodation in Dublin.
