The man fell from the fourth floor and landed on railings as he tried to escape from the fire at Upper Cecil Street.
He was taken to the Mid-Western Regional Hospital but was pronounced dead this morning.
A young woman is in a stable condition in hospital and is being treated for the effects of smoke inhalation.
Gardaí are investigating the circumstances surrounding the incident.
A technical examination of the scene is expected to take place today.
